Making an offer on a homestead tonight

My bff and I are going to conference call with the seller tonight, who wants us to buy her home, so we are at the start of negotiations.
Its a nice property----ten acres of mixed woods and fields, and a sprawling 20yo old home with plenty of room for us all--and potentially one or two more.
There is an adjacent forest of conserved land with lovely trails, the highway ramp is two miles away yet we're high above the valley floor with excellent views. The top of this hill has a ton of springs---so we have plenty of good water everywhere. I already know we'll need to work on the pond and swales as they've been installed but not cared for. (I am itching to learn to use a backhoe--maybe 'll be doin' the fixin' in the spring!)


So far its me, bff and her dh, and one other single friend. We'll all have our own separate living spaces and common areas too, so we're pretty dang pleased with ourselves.

I'm pretty excited, as this homestead gives me a place to feel 'at home' again, and my bff and I have dreamed and plotted for 20+ years to buy a place together--we are both finally in the right space and position to make it happen.
By January first I could be living there and by June first I hope to start my remodel---Boy do I LOVE to remodel!!!
I've chosen the 24x24 second story of the attached garage for my own, and there's a 14x10 adjoining space for a master bath/laundry for myself.
I am sad that Joe isn't here to see it, he would LOVE this place.

Yup. I realized this summer that I want to be in Vermont nine months out of the year. January, February and March
is a big enough chunk of time to go teach English somewhere warm, so I am pleased about that.

When Joe was alive I was eager to explore the world with him, by myself has almost zero appeal atm.
Surrounded by loved ones in a sprawling farmhouse sounds like heaven to me now.

Just a suggestion since this is going to be a mixed relationship purchase would it be wiser to make the purchase as a S Corp.... each of you could have shares of ownership with specific direction by the corporation on how the shares could be bought/sold/exchanged.... might be a way to sidestep some nasty court battle (thinking of heirs of each person's estate)

Might wish to look at how some condominiums are structured legally.

Have you consulted a real estate attorney?

And, yes, set it up so that if one person wants out everybody doesn't have sell to come up with the money to buy the person out. Clanter's advice sounds good--but I'm no expert.

Well she liked our proposal very much and will run it by her attorney on Monday.
The timing is excellent for her, and if all goes well i'll be in by January first.
And thanks for thinking ahead, we are too and have been researching the legal structures which will be best for our particular situation. My attorney is pretty creative, as is hers, so we are in good hands.
There are many hurdles yet, so time will tell if this is the right place, but its a great start and we're pretty psyched.
Val i'll be even further north but we can meet somewhere and carpool if you like!

I've been reading about a lot of city folks in Vancouver (BC) sharing properties because of the high price of housing. Young families find it great for sharing childcare, for example. I'm such a grump, I can't imagine it. But generational sharing and mixed families has worked for centuries in other places, and it's working for these modern folks as well.

If anybody can do it, you can!

The Darling barn is absolutely BEAUTIFUL! So, would Orcland don Darlling or any of the Darling Crest morgans be from Elmer Darling?

I don't know the names of all of the stock that Elmer had, but they were pretty influential on the breed and so far back that I think you'll find them in a lot of pedigrees, including Orcland Don Darling, but AFAIK there is no direct line of Darling morgans. And of course there have been many barn owners since- for a while the mansion served as a dormitory for the college and the indoor arena was a skating rink. I first worked there as a kid back in the 80's when it was owned by a lawyer, the stallion I rode was Applevale Monarch so I have a fondness for that bloodline.

That IS a gorgeous place, but alas Burke is just too far us.
I owned a Morgan 30 years ago, she was of the Applevale line too.
There are lots and lots around here for sure!

We are beyond thrilled, the seller is thrilled, its all too much fun!

OMG, Clanter! When I was little, my then BFF's father used to take us to the nearby Morgan farm, and they had Orcland Vigildon!!!! They used to bring him out and park him, just for us two little girls!

OMG Alex the gardens are to die for.
There are large groups of plantings which are massively overgrown---the wisteria is about to pull down its arbor its so big.
The peonies are at least 3ft around, and there are several varieties of willows, pines, cedars and I think junipers. She designed some secret gardens too, hidden behind giant trees and bushes.
I cannot wait to see the seller's garden plan so we can identify what we've got. At this point my greatest fear is losing some mature plants to indiscriminate hacking, so I have made it a point to not allow any work on the gardens until we know for sure what we've got growing.
We also want a small orchard, so we are researching heritage apples, cherries, pears and even peaches if possible.

For apples I'd recommend a Wealthy, with the warning that they ripen a bit late and taste starchy until they do, but once thy ripen they beat a Mac or Cortland or Empire. Very cold hardy.

Things are progressing, the seller has found a new home already and her offer has been accepted.
Looks like i'll be moving in by January first ---and as Joe died on Thanksgiving Day, I am SO glad to have something to prepare for and to keep my mind busy over the next ten weeks. And it may seem dumb, but I think he approves and would like this house and the living arrangements.
I've decided to move into the 'cottage' , which is an attached ranch style apartment with a nice patio out back. Its not perfect, but it will do until the mortgage is paid off and I've saved some money for the remodel. I know I need to live there for a couple of years at least anyway, to know the winds and sun and other patterns of living there.
And we're talking about getting an architect to assist with overall remodel and design and flow etc. for down the road.
