Pretty farm for sale in TN

The Sequatchie Valley is truly beautiful IMO. Plus it's fun to say! This farm is located about 45 minutes NW of Chattanooga, about an hour WSW of me. Probably an hour to the Chatt airport. Not near any dressage meccas, but it is affordable!

That's gorgeous. I've always considered moving to TN. It would be a lot of work both professionally & personally to move, but I keep thinking about it. After the last two weeks of insanely cold (non-rideable) weather, it's on my mind again. This farm would be perfect if I did move!

Wow what a beautiful place! It looks like they thought of everything when they built it.
The price is more than reasonable for all the amenities.
Where I am I PA that would be well over 1.5M

I'm disappointed that there are no photos of the "full size diving arena along with water obstacles." Seems a bit redundant, but I'm still having trouble picturing it. They must have talented trick horses.

From that property, your FEI dressage resources would be outside Atlanta, about 3-4 hours south, depending on location and traffic.
There is not much in eastern TN and surprisingly not much in Nashville, either. By "much" I'm speaking of having multiple FEI experienced trainers/instructors located within an hour. Memphis (in west Tennessee) has a more substantial dressage scene, but it is also not huge. I do know of people in my area who travel to Lexington, Kentucky and Landrum, South Carolina for intensive instruction.

TN is on our short list of state we wouldn't mind moving to. We're on the 5-10 year plan on getting the heck out of WA. I've heard middle to eastern TN is quite affordable?

Tennessee is extremely affordable, especially compared to either coast. Of course, wages are generally lower, too, except in certain industries. I think the property taxes on the listing I highlighted were under $3500 (perhaps with some ag credits).
There is no regular income tax in TN. There is currently a small tax on dividends and interest over a certain amount, but they passed a bill to do away with that in 2022. Sales tax is generally high (~10% where I live).
I personally look forward to leaving one day, but maybe some of you will be the cause of TN becoming a dressage mecca

In the later photos - high 70's - they show someone driving in one of the big pastures around some kind of cone/marker/thing.

Tennessee does not have a state tax like most states.
I live in Middle Tennessee. Tennessee divides itself as West Tennessee, Middle Tennessee and East Tennessee. Memphis is West, Nashville is Middle and Knoxville is East. Nashville is experiencing growth so fast I think they're having trouble dealing with it. Tennessee is quite affordable once you get away from the cities, but then you might give up things you're used to or expect. For instance we only go to the doctors in Nashville and that is just one thing. Still we love the peace and quiet living in the same community as the Amish. Even our little town is experiencing growth. My husband and I have a 100 acre farm and sometimes I think future people will think....wow how lucky 100 acres....how did they manage that?

Yes, photos of the driving course would be nice. I'm more interested in the "diving" (no 'r') course mentioned in the description.
